The subdivision of land requires a team of professionals and municipal approval. Local zoning codes, environmental concerns and even archeology can have a significant impact on the time and cost of the subdivision process. Every subdivision is unique and requires its own group of solutions to accomplish.
Your subdivision team may consist of the following professionals:
The surveyor may provide:
Parent parcel boundary line survey
Subdivision lines and acreages
Topography for house, well, septic and road design
Staking of property corners and lines
Staking of proposed buildings and infrastructure
Suggested legal descriptions for parcels and easements
Filing of the final approved plan with the Dutchess County Clerk
Plot plans of the subdivided parcels
As built maps
Early planning can alleviate most of the subdivision process problems. Property visits are required to determine environmental concerns and the subdivision potential of each property. The cost of the parent parcel survey will be determined and the subdivision process will be billed at hourly rates.
